A construction project is a multi-stage process including Briefing the design team and Designing, Constructing and Operating the building.
Depending on the Client’s requirements, the stage at which we are appointed and the size and complexity of the project, the main stages that will be undertaken as part of an Architectural Concept Design Service appointment are:
- What is needed? -
At this stage, we can be appointed by the Client as Architect.
We can assist the Client in clarifying their needs, defining the Project Requirements, developing a Business Case for feasible options or undertaking Site Appraisals to provide an assessment of how the project could be developed in the future.
- The 'shopping' list -
At this stage, we can be appointed by the Client as Architect.
We can prepare the Project Brief (including project outcomes, spatial requirements, capacity requirements, etc) to be used as reference by all the future project team members (engineers, contractors, etc); undertake Feasibility Studies; source Site Information including Site Surveys; prepare a high-level Client Project Programme; estimate a Budget Range or assist the Client in choosing the Procurement Strategy.
- The building is visualized as form and function -
At this stage, we can be appointed by the Client as Architect and Lead Designer.
We can prepare the Architectural Concept, incorporating Strategic Engineering requirements; Outline Specification; obtain pre-application Planning Advice or submit outline Planning Application.
Following these stages, the Client is expected to appoint the Contractor/Builder for a Design-and-Build project.
Based on the Client’s requirements and together with our trusted partners, we can provide a complete Design Team able to deliver a comprehensive and coordinated design, ready to be transferred to the Contractor for the Construction Stage.
We are also fully up to speed with the current modern management and coordination methods and procedures, and we can integrate with, and work as part of, a team of consultants appointed directly by the Client.
Depending on the size and complexity of the project, below are the main stages that will be undertaken as part of a construction project:
- What is needed? -
At this stage, we can be appointed by the Client as Architect.

- All building components are defined and coordinated -
Together with the Design Team, at this stage we will continue to develop the Architectural information. Specialist Consultants like Structural Engineers, Civil Engineers, Mechanical and Electrical Engineers, Landscape Architects, Quantity and Cost Consultants, etc will develop their specific information (studies, analysis, cost exercise), all in a collaborative project environment organized by Turo Architects.
The Planning Application will be submitted as part of this stage.
- All design information required to manufacture and construct the project is completed -
Based on the previous stage, the members of the Design Team will develop all design information required to manufacture and build the project (technical details, specifications, schedule of materials and quantities, etc). Acting as Lead Designer, we will coordinate the project information in a collaborative project environment. Based on the information issued by the Design team at this stage, the Contractor will be able to Tender the project and provide firm Construction Cost, Programme and Construction Method.
The Contractor will be appointed by the Client.
The Building Regulations Application will be submitted at this stage and the pre-commencement planning Conditions will be discharged.
- Manufacturing, construction and commissioning to be completed -
At this stage we can monitor the Project Progress against the Construction Programme, inspect the Construction Quality, resolve Site Queries, assist in preparing the Building Manual, etc.
The Contractor will finalize the Site Logistics, will manufacture the various building systems, and construct the building.
At this stage the building will be handed over by the Contractor to the Client and the Building Contract will be concluded.
Depending on the Client’s requirements and the stage at which we are appointed, together with our trusted partners, we can work as part of a Project Team able to Design and Build the project.
We are also fully up to speed with the current management and coordination procedures, and we can integrate with and work as part of a team of consultants and contractors appointed directly by the Client.

If a Design-and-Build project procurement route is required by the Client, the project will be tendered at the end of this stage, and a Design-and-Build Contractor will be appointed to progress the next stages.

At this stage Turo Architects can be appointed by the Contractor as Architect and Lead Designer.
The appointed Contractor will continue to develop the project information. Contractor appointed specialist consultants like Architect, Structural Engineer, Civil Engineer, Mechanical and Electrical Engineers, Landscape Architect, Quantity and Cost Consultant, etc will develop their specific information (studies, analysis, cost, programme, etc), all in a collaborative and coordinated environment organized by the Lead Designer.
The Planning Application will be submitted as part of this stage.

At this stage Turo Architects can be appointed by the Contractor as Architect and Lead Designer.
Based on the spatially coordinated outline design, the members of the Design Team will develop all design information required to manufacture and build the project (technical details, specifications, schedule of materials and quantities, etc). The Lead Designer will continue to coordinate the project information in a collaborative project environment.
The Building Regulations Application will be submitted at this stage and the pre-commencement planning Conditions will be discharged.
- Manufacturing, construction and Commissioning to be completed -
At this stage Turo Architects can be appointed by the Contractor as Architect or Lead Designer to resolve Site Queries, assist in preparing the Building Manual, etc.
The Contractor will finalize the Site Logistics, manufacture the various building systems, and construct the building.
At this stage the building will be handed over by the Contractor to the Client and the Building Contract will be concluded.
